Lynchburg Virginia Home Buying Process

You are ready to take the leap into home ownership. Or maybe this is the time you are downsizing, or maybe you have outgrown your current home. Whatever the case may be the process is different that it was even five years ago. 

The hardest part is making the decision.  I realize sometimes the decision is made easier when there is a job change or a major life change like a marriage or death. But that does not make it less stressful. I hope this article gives you a structual plan to move forward. 

Okay, so now it is time. The decison has been made, what do you do now? First thing you need to do when buying a home in Lynchburg Virginia is pick the right real estate agent. I have been serving and selling in the Lynchburg area for over twenty years. I have helped hundreds of home buyers and home sellers move from one end of the town to the other and I have even helped people move here from other countries! 

The next step is to secure financing. It is paramont to find a lender you are comfortalbe with if you are not able to pay cash for the home. The lender will help you determine how much you feel comfortable paying for the home. There is no need to go out looking for property you can not afford to buy.  

Once we have determined your price range then you and I can sit down and talk about what you need in a home. What is your lifestyle? Do you need to be near schools or shopping? Or would you prefer something with more land and in a rural area with mountain views? Once we have narrowed down the must haves and deal breakers it is time to go out house shopping.

House shopping is the fun part but it can be furstrating. I like to give my clients a few pointers when we start searching. Home buying/shopping is a matter of elimination. I kinda equate it to dating. Perhaps you can remember dating and eliminating a few of the people a long the way. Yep, we all have those times. House shopping is like that. We will look at a few and eliminate most of them. Once we find the one that best suits our needs we will make an offer.

Let's say our offer is accepted and we are ready to do the home inspections. The home inspection cost is the responibilty of the purchaser. I can make a few suggestions of home inspectors in the area if you don't know of any. There may be some negotiations during the home inspection period.  I can also help you with determining what items you are able to negotiate for repairs.

Once the home inspection is done the lender will hire an appraiser and again this would be at the purchasers expense. The appraiser is a third party hired by the lender to protect the lenders and buyers so that you don't over pay for a property. The appraiser will calculate the market price based on other comparables that have sold.

FInally we have closing day! It is the happiest day for everyone! But it is just the beginning. I will never forget the first time I put the key in the lock of my very first home. It was 1997. I will never forget it. I raised my family in that home. We had so many memories in that home.
