Buyer agents often call at the last minute to scheudle an appointment for a showing and creating a system to keep the place tidy will make the home selling process easier. I tell sellers all the time, no one wants to buyer a house dirtier than the one they live in.
Before a tour be sure that you wash the dishes, make the beds and clear any clutter. You want to elilmiminate any distractions for buyes.

You want buyers to imagine living in the house. By removing your personal items like family pictures and any sentimental items you can create a blank space for potential buyers to imagine llving in. Often removing furniture will also help the space feel bigger.
